Welcome to the Cotton Ranch Homeowners’ Association website.

Cotton Ranch is a golf-course community located in the Town of Gypsum in western Eagle County, Colorado. Cotton Ranch is located approximately 3.5 miles west of the Eagle County Airport and approximately 35 miles from the ski areas of Beaver Creek and Vail.

The Cotton Ranch Homeowners’ Association was formed in February 1996 to provide for architectural control of all improvements, and for the care, maintenance,preservation and architectural control of the common areas and facilities within Cotton Ranch and to promote the health, safety, and welfare of the owners within Cotton Ranch.

Currently, Cotton Ranch consists of 347 lots. Future plattings are expected to result in a total of approximately 560 lots in Cotton Ranch.
